Campus Habitations breaks ground on innovative new real estate project in Ste-Agathe-des-Monts
Expanding a scalable and repeatable housing model in the Laurentians
Ste-Agathe-des-Monts, May 29, 2025 — Campus Habitations officially broke ground today on its second large-scale housing project in Quebec: Morgan Ste-Agathe-des-Monts. In attendance were Mayor Frédéric Broué, along with key municipal leaders, project partners and members of the local community.
Designed for local employees, this purpose-built residential complex is ideal for anyone looking to live in a strategic location surrounded by nature with everything they could need nearby. The project will deliver 85 fully equipped, fully furnished and move-in-ready rental condos comprising 210 rooms, specifically designed to address the region’s critical housing shortage, particularly for the local workforce. The project, valued at $32 million, is set to welcome its first tenants in May 2026.
Following the successful launch of Morgan Mont-Tremblant in autumn of 2024, this second location builds on Campus Habitations’ mission to provide sustainable, scalable housing in underserved markets.
Ideally located on what is now Hôtel de Ville Street (to be renamed rue Murray), just two minutes from downtown Ste-Agathe-des-Monts, the Campus offers residents close proximity to both essential services and nature—steps from scenic woodland and with direct access to the Rivière du Nord.
Morgan Ste-Agathe-des-Monts is based on Campus Habitations’ standardized Morgan model: A 3.5-storey apartment block designed to be cost-effective for residents, easily replicable, and optimized for an exceptional quality of life.
The development will feature five buildings made up of one-, two- and three-bedroom rental condos. Each bedroom includes a private ensuite bathroom, dedicated workstation and mini fridge, and comes fully furnished for a contemporary, comfortable and convenient living space.

A strategic response to a growing regional need
Like many service-oriented towns across Québec, Ste-Agathe-des-Monts faces significant workforce retention challenges due to a lack of affordable housing. Local employers in the health care, automotive and tourism sectors are struggling to attract and retain qualified employees.
“This housing shortage is a major concern for our business community,” said Frédéric Broué, Mayor of Ste-Agathe-des-Monts. “Employees are forced to live far away or in inadequate conditions, resulting in high turnover and labour gaps. That’s why we’ve worked closely with Campus Habitations since 2022 to fast-track a solution tailored to our region’s needs. The site on rue Murray—formerly Hôtel de Ville Street—was designated by the city for this exact purpose, and we’re proud to see it taking shape.”
A purpose-built project centred around community
The four-acre site has been thoughtfully designed for community and connection, seamlessly integrated into a forested area surrounded by nature and with direct access to the beautiful Rivière du Nord. Just steps away, residents can access the popular Le P’tit Train du Nord trail, ideal for walking and biking in summer or cross-country skiing in winter.
The site is conveniently located close to urban amenities including grocery stores, a pharmacy, restaurants, coffee shops and retail stores. It’s also just a one-minute drive from Highway 15, making it easy for residents to commute and get around.
The project will feature 96 parking spaces, including 12 electric vehicle charging stations, and aims to achieve a 57% tree canopy on paved surfaces, all to lower its carbon footprint and promote sustainable living. The condos’ layouts and lighting also respect natural forested area low-light emissions and have been tailored for safety.
“This project would not be possible without the strong support of our municipal partners and the dedicated efforts of our design and construction teams, as well as the additional support provided by CMHC, helping lead to lower financing charges,” noted Marc Koran, cofounder of Campus Habitations. “Following the site acquisition in late 2023, we’re thrilled to break ground and look forward to welcoming our first tenants in spring 2026.”
